Modified bitumen roofs rely heavily on the integrity of their granule’s surface to provide the right amount of ultraviolet (U)V protection so that’s where the inspector’s focus will be. They’ll likely check for thin or deteriorating sections of the granules as well as staining since it would indicate that there are pockets of pooling water on the roof. Membrane splits, open seams and vertical displacements on the walls are other things they’ll be looking for during the inspection process.
On the other hand, built up roofing systems (BUR) rely on the integrity of the surface’s UV protection, which gives roofing inspectors a specific area to examine. They’ll have to check for gravel displacement to see if any parts of the membrane are exposed as well as the surface thickness to look for deterioration in the coating. Splits in the system’s plies will also have to be searched to see if the felts are exposed.
EPDM and Thermoplastic

Single ply is the easiest type of commercial roofing system to inspect. Since its integrity is rarely affected, the only places your roofers will be inspecting are small areas where the bond of the membrane’s sections may have separated from one another.
